All Certified Real Estate Tax Clearances end on December 31 of the year it was released.
For example, you got a Certified Real Estate Tax Clearance on January 1, 2016 (I know it's a holiday but let's just use it for the illustration). Its validity will end on December 31, 2016. What if you got it on October 1, 2016? The validity will still end on December 31, 2016 even though it was issued at a later date.
To my chagrin, I found out about this rule when I continued the transfer process for a client last January 2017. The Registry of Deeds Officer of the Day spotted the 2016 Certified Real Estate Tax Clearance that I was including in the requirements. He instructed me to get a new one because it's 2017,
