Any potential buyer will want to examine the certificate of title of the real estate property. Although it may look authentic, there are small clues that may reveal it's actually fake.
And then, there are instances when buyers never bothered to transfer the property in their name and have lost the required documents to prove the sale. What are the requirements for a complete transfer of ownership, not just with the Registry of Deeds, but also the Assessor's Office, Treasurer's Office and the BIR?
